As your real estate agent, I am pleased to say that I am very confident that together, you and I can put together an outstanding presentation for your Oakland home at it's Open House.  Needless to say, the first impression that we make is no doubt the most important to attract potential buyers.  We will take your budget into consideration, rearrange and consolidate as needed, and make the freshest, most appealing presentation possible.  

However, there are many things that can be done to meet this goal that do not cost a great deal of money.  They are:

1. Fix Up The Exterior Of Your Home:  Many times, your "curb appeal" can be one of the most telling factors in your presentation.  Many potential buyers will do a drive by of homes that they are considering, and if your home is showing untrimmed shrubs, dying flowers, and chipping paint on the doors or steps, they are just going to keep on driving.  This is a very inexpensive fix.  Much of it can involve an afternoon's work after a trip to the nearby home improvement and garden center. 

2. Clean and Organize Your Home Thoroughly: A clean, shiny home has an outstanding appeal to buyers. It shows that you have cared for your home, and that you have valued it.  It encourages them to visit every corner of the home, and appreciate it so much more than if they have to step over toys, old laundry, tools, exercise equipment, etc. . You need to create as much open space as possible, and remember that space is a valuable selling point.  To achieve this goal, you will need to start packing and sorting your personal things well before the scheduled date for the Open House, so you can have an appealing first impression.    

3. Do Strategic Repairs:  While you and your family may be used to such things as a loose kitchen cabinet door, missing pulls or handles, cracked basement windows, dripping faucets, or any other small, but irritating issues, your buyers will just view this as a sign that the home overall has not been well maintained, and may wonder what else is going on that they can't see.  Fix these inexpensive problems before showing the home.  

4. Paint Where You Can:  It is an old, but true fact, that painting is one of the least expensive, and most effective ways of creating an outstanding look in your home.  Fresh paint makes everything look cleaner and fresher.  Imaginative combinations of color can create a brand new look for an older home.  Books, magazines, and home improvement stores are full of ideas to assist you.  

In summary, with some intelligent pre-planning, and some innovative ideas, your home's Open House can be an outstanding one, and one that can attract that special buyer.
