94085 Real Estate
The 94085 ZIP code covers north-central Sunnyvale, generally between Central Expressway and Highway 101, east of the downtown core. It is the middle of the Sunnyvale market in every sense: the second-cheapest ZIP code for a detached house, the most concentrated price distribution in the city, and a majority-attached market that splits into three tiers behaving nothing alike. It is also the most affordable place in Sunnyvale to buy what buyers here are really competing for, which is the lot rather than the house on it.
94085 Sunnyvale Homes for Sale
What the Market Did
The figures below cover the most recent twelve months of closed sales in 94085.
154 closed sales. Median sale price $1,550,000, or about $955 per square foot on a median 1,456 square feet. Median time on market was 12 days, the median sale closed at 102.6 percent of asking, and 68 percent sold above list.
The distribution is the most concentrated of any Sunnyvale ZIP code:
- Under $1,000,000: 28 sales, 18 percent
- $1,000,000 to $1,500,000: 38 sales, 25 percent
- $1,500,000 to $2,000,000: 67 sales, 43 percent
- $2,000,000 to $2,500,000: 15 sales, 10 percent
- Above $2,500,000: 6 sales, 4 percent
Four in ten sales landed in a single $500,000 band. Nothing closed above $2,870,000, and nothing below $610,000. Compared with 94086, which spans $475,000 to $3,830,000, this is a narrow market.
The Lot Sets the Floor
Detached homes accounted for 66 of the 154 sales, closing at a median $1,737,500, at $1,406 per square foot on a median 1,395 square feet and a 5,480 square foot lot, in a median 8 days, at 104.1 percent of asking, with 73 percent above list.
Then the rate moves the wrong way as houses get bigger.
Thirty-three of those 66 detached sales were homes under 1,400 square feet. They closed at a median $1,580,000, at $1,464 per square foot, with 79 percent selling above asking.
At the other end, detached homes of 2,000 square feet or more closed at a median $2,748,000, at $1,204 per square foot.
So the larger houses trade at roughly 18 percent less per square foot than the smaller ones. That only makes sense if buyers of the small ones are not really buying the house. A 1,300 square foot 1950s house on a 5,500 square foot lot near Central Expressway is being valued as land with a structure on it.
This pattern runs through the whole city rather than being peculiar to 94085. Small detached homes trade at $1,712 per square foot in 94086 and $1,960 in 94087, against $1,233 and $1,415 for larger houses in the same ZIP codes. What distinguishes 94085 is the entry price: the same trade costs a median $1,580,000 here against $2,550,000 in 94087. If the objective is a lot in Sunnyvale, this is the least expensive place in the city to buy one outright.
For a seller of an older small home here, that is the single most useful fact on this page: your house is probably worth more than its condition suggests, and the buyer pool is larger than you think.
Attached Housing Is Three Markets, Not One
Attached homes made up 88 of the 154 sales, a clear majority, at a median $1,350,000 and $869 per square foot on a median 1,487 square feet.
Treating that as one market is a mistake. It splits cleanly into three, and they behave nothing alike.
Under $1,000,000: 27 sales. Median $795,000, at $708 per square foot on a median 1,094 square feet, in a median 21 days, at 101.1 percent of asking. These are older complexes concentrated on Arcadia Terrace, Costa Mesa Terrace, North Fair Oaks Avenue, North Ahwanee Terrace, Santa Fe Terrace and San Conrado Terrace. This is the cheapest route to owning in Sunnyvale outside 94086, and there is real supply: nearly one sale in five across the whole ZIP code.
$1,000,000 to $1,500,000: 30 sales. Median $1,305,000, at $886 per square foot on a median 1,472 square feet, in 19 days, with 63 percent above list.
Above $1,500,000: 31 sales. Median $1,688,880, at $924 per square foot on a median 1,871 square feet, in a median 8 days, with 71 percent above list.
Note what happens across those tiers. Price per square foot climbs as you go up, and so does the pace. The upper attached tier moves as fast as detached houses. These are newer, larger townhomes, and the buyers competing for them are behaving like house buyers, not condo buyers.
The practical reading: the sub-$1,000,000 tier is where patience pays, at 21 days and barely over asking. Above $1,500,000 you are in a competitive market and should plan accordingly. Sunnyvale condos and townhomes covers the citywide attached market.
How 94085 Compares
Detached medians across the four Sunnyvale ZIP codes form a clean ladder: $1,585,000 in 94089, $1,737,500 here, $2,600,000 in 94086, and $3,050,000 in 94087. Price per square foot, house size and competition all rise in the same order.
Attached housing runs the ladder backwards. Here it is $869 per square foot on 1,487 square feet; in 94087 it is $920 per square foot on 1,294 square feet. The more expensive ZIP code gives you a smaller attached home at a higher rate.
That is worth understanding before choosing where to search. If the requirement is a detached house and the budget is under $2,000,000, 94085 and 94089 are the realistic options in Sunnyvale. If the requirement is space rather than land, the attached stock here and in 94089 delivers considerably more of it per dollar than anything in the southern half of the city. Sunnyvale real estate covers the citywide picture.
Schools in 94085
No Cupertino Union School District campus is located in 94085. All four Cupertino Union schools inside Sunnyvale city limits sit in the 94087 ZIP code. Buyers searching here for Cupertino Union access are searching in the wrong part of the city, and a listing remark suggesting otherwise should not be relied on.
North-central Sunnyvale is served by Sunnyvale School District and, depending on the exact address, by Santa Clara Unified. That distinction carries further than it first appears: Santa Clara Unified is a unified district covering all thirteen grades itself, so its addresses do not feed into Fremont Union High School District the way Sunnyvale School District addresses do. Two homes on nearby streets can be on entirely different paths from kindergarten through graduation.
Assignment runs by exact address and changes at boundaries that follow neither ZIP codes nor neighborhood names. Confirm it with the district before an offer rather than after one. The Sunnyvale School District Guide explains how the four districts divide the city and where the handoffs happen.
Location and Commute
94085 sits between Central Expressway and Highway 101, which is most of its practical appeal. Highway 101, Highway 237 and Lawrence Expressway are all within a few minutes, and the employment centers in northern Sunnyvale, Santa Clara and Mountain View are close enough that many residents avoid a freeway entirely.
Downtown Sunnyvale and the Caltrain station sit immediately west in 94086, near enough to use regularly without paying the downtown-adjacent premium. For buyers whose priority is reaching work quickly across the northern half of Silicon Valley, this position is difficult to improve on within the city.
The area is also affected by the citywide development picture, though less directly than 94089. The Sunnyvale development guide covers what is entitled where, which is worth checking against a specific address rather than in the abstract.
What to Check Before You Write
On a small detached home, understand what you are bidding on. At $1,464 per square foot with 79 percent selling above asking, the small-house segment is priced on land rather than on the building. Comparable sales drawn from larger homes will mislead you in both directions.
Permit history on anything that has been expanded. Additions and garage conversions are common in this housing stock and frequently undocumented. Square footage that does not appear in the permit record is not square footage you can rely on.
Which attached tier you are actually in. A $795,000 unit and a $1,688,880 townhome are in the same ZIP code and nothing else. Pace, competition and negotiating room differ completely.
The HOA package. Reserve funding, pending special assessments, lender approval of the project and rental restrictions decide your real cost and your exit more than the purchase price does. This matters most in the older sub-$1,000,000 complexes, where deferred maintenance is the main risk.
The school assignment, with the district. Two districts operate here and one keeps students through graduation.

I live in Sunnyvale and have spent twenty years representing buyers and sellers across the South Bay and the greater Bay Area. In 94085 the same price buys a small house on a good lot or a large townhome, and those two decisions lead to completely different markets, different competition and different resale. Working out which one a client actually wants is where the useful conversation starts.
