94086 Real Estate
The 94086 ZIP code covers central Sunnyvale, including the downtown core, the Heritage District and the residential streets around them. It is the largest housing market in the city by volume and by far the widest: sales over the most recent twelve months ran from $475,000 to $3,830,000. That range is the defining fact about this ZIP code. A buyer searching 94086 is not searching one market, and the two ends of it behave like different cities.
94086 Sunnyvale Homes For Sale
What the Market Did
The figures below cover the most recent twelve months of closed sales in 94086.
227 closed sales, more than any other Sunnyvale ZIP code. Median sale price $1,625,000, or about $1,042 per square foot on a median 1,556 square feet. Median time on market was 12 days, the median sale closed at 102.3 percent of asking, and 63 percent sold above list.
The distribution explains why a single median is close to meaningless here:
- Under $1,000,000: 37 sales, 16 percent
- $1,000,000 to $1,500,000: 55 sales, 24 percent
- $1,500,000 to $2,000,000: 49 sales, 22 percent
- $2,000,000 to $2,500,000: 22 sales, 10 percent
- $2,500,000 to $3,000,000: 45 sales, 20 percent
- Above $3,000,000: 19 sales, 8 percent
That is not a curve with a peak. It has real weight at both ends, and the dip sits in the middle. Central Sunnyvale contains the city's cheapest housing and a substantial share of its most expensive, a few blocks apart.
Two Markets, One ZIP Code
The split by housing type is the sharpest in Sunnyvale.
Detached homes, 105 sales. Median $2,600,000, at $1,513 per square foot on a median 1,709 square feet and a 6,000 square foot lot. Median 9 days on market, 105.8 percent of asking, 73 percent above list.
Attached homes, 122 sales. Median $1,300,000, at $882 per square foot on a median 1,470 square feet. Median 16 days on market, 100.1 percent of asking, 54 percent above list.
The gap between those medians is $1,300,000, wider than in any other Sunnyvale ZIP code, and wider than the entire median price of the attached market itself.
The detached figure is worth pausing on. At $2,600,000 against $2,690,000 city-wide, central Sunnyvale is not the affordable alternative to the southern half of the city. It is the median Sunnyvale house. Sixty-three of the 105 detached sales closed above $2,500,000, at a median $2,750,000 and $1,536 per square foot. Buying a house in 94086 is a $2.5 million-and-up proposition most of the time.
What makes the ZIP code accessible is entirely the attached stock, and there is a great deal of it: 122 of 227 sales, more attached transactions than any other part of the city.
The Cheapest Entry in Sunnyvale
Thirty-seven attached sales closed below $1,000,000, at a median $690,000 and $725 per square foot on a median 926 square feet.
That segment is concentrated on West California Avenue, Reed Avenue, Red Oak Drive, and the East and West Evelyn Terrace complexes. It is the lowest-priced ownership in Sunnyvale, and it is also the only genuinely unhurried market in the city: a median 26 days on market, a median sale at exactly 100.0 percent of asking, and just 27 percent selling above list.
Set that against detached homes nine blocks away at 9 days and 73 percent over asking. Both are 94086. A buyer in one of those markets has time to think, get inspections, and negotiate. A buyer in the other does not.
Further up, the attached market tightens sharply. The 51 sales between $1,000,000 and $1,500,000 ran 14 days with 63 percent above list, and the 34 sales above $1,500,000 ran 10 days with 71 percent above list at $965 per square foot. By the time you reach $1.5 million in attached housing here, you are competing on house-buyer terms. Sunnyvale condos and townhomes covers the citywide attached market.
Downtown, Murphy Avenue and the Heritage District
The reason central Sunnyvale supports both ends of that range is what sits in the middle of it.
Murphy Avenue is the historic downtown corridor, a walkable stretch of restaurants, bars and independent shops with a weekly farmers market, uncommon in Silicon Valley cities of this size. The CityLine redevelopment added a grocery store, a cinema and several hundred homes to the immediate area, giving downtown an evening economy it did not previously have. The Sunnyvale Caltrain station sits at the edge of it, within walking distance of a meaningful number of homes in this ZIP code.
The Heritage District, around the original downtown, holds some of the oldest housing in the city, including the Murphy Station landmark area. Older homes here can offer architecture and street character that newer Sunnyvale construction does not, and they carry a different diligence burden: remodeling history, foundation and drainage, electrical and plumbing, and documentation for any addition. Designated historic properties may also carry preservation requirements that affect what a buyer can change, which is worth establishing before assuming a renovation plan is possible.
Proximity works in both directions. A home directly beside the commercial core lives differently from one several blocks into a residential street, and the difference shows up in evening noise, parking and traffic rather than in the listing photographs. Visit at more than one time of day.
How 94086 Compares
Detached medians across the four Sunnyvale ZIP codes form a ladder: $1,585,000 in 94089, $1,737,500 in 94085, $2,600,000 here, and $3,050,000 in 94087. Price per square foot and house size rise in the same order.
94086 sits one rung below 94087 on price and roughly $450,000 below it on the detached median, with houses about 120 square feet smaller and a rate per square foot of $1,513 against $1,669. The gap is real but narrower than most buyers assume, and it does not come with the Cupertino Union school concentration that supports 94087 pricing.
What 94086 offers instead is the walkable downtown, the Caltrain station, the largest attached market in the city and the only sub-$700,000 ownership in it. Sunnyvale real estate covers the citywide picture.
Schools in 94086
No Cupertino Union School District campus is located in 94086. All four Cupertino Union schools inside Sunnyvale city limits are in the 94087 ZIP code. If Cupertino Union access is the objective, central Sunnyvale is not where to search.
Central Sunnyvale is served by Sunnyvale School District and, depending on the exact address, by Santa Clara Unified. Because Santa Clara Unified is a unified district covering all thirteen grades itself, its addresses do not feed into Fremont Union High School District the way Sunnyvale School District addresses do. Two homes a few streets apart can be on entirely different paths from kindergarten through graduation.
Assignment runs by exact address, and boundaries follow neither ZIP codes nor neighborhood names. Confirm with the district before an offer. The Sunnyvale School District Guide explains how the four districts divide the city, and Sunnyvale homes with Cupertino schools covers the Cupertino Union question specifically.
Development in Central Sunnyvale
Downtown continues to change under the City's Downtown Specific Plan, which provides for a mix of housing, commercial space, offices and public areas rather than a single use. CityLine is the most visible result and is largely built and occupied.
For a buyer, the relevant question is never the plan but the parcel. New housing and retail nearby can add services within walking distance; a parcel entitled for redevelopment next door means construction for years. Distinguish between what is proposed, approved, under construction and finished before assuming anything about a specific address. The Sunnyvale development guide covers what is actually entitled across the city.
What to Check Before You Write
Which of the two markets you are in. A $690,000 condominium and a $2,750,000 house are both 94086 and share almost nothing. Pace, competition, negotiating room and comparable sales are entirely separate.
On older homes, the documentation. Central Sunnyvale holds the city's oldest housing stock. Review disclosures, inspection reports and permit records, and pay attention to remodeling history, foundation, drainage, electrical and plumbing rather than to finishes.
Historic designation, if you plan to alter the home. Establish a property's status and any applicable requirements before assuming a project will be permitted.
The HOA package, on anything attached. Reserve funding, pending special assessments, lender approval of the project and rental restrictions decide your real cost and your exit more than the purchase price does. In the older sub-$1,000,000 complexes, deferred maintenance is the main risk.
The actual walk. "Near downtown" and "near Caltrain" are listing phrases. Walk the route from the specific property before pricing that proximity into your offer.
