You have seen the Piedmont home that you want to buy.  It has the special features that you want your future home to have, and looks just like the home that you want to make your own.  The only thing standing in your way is your competition--other potential buyers.  Right now, in many areas, the inventory of homes on the market that are reasonably priced, and in acceptable physical condition is extremely limited. In some neighborhoods, the "bidding war" has begun.  As a result, it becomes important to get your offer seriously considered, and then accepted promptly, if you want to assure that you will have this property for you and your family.

Here is where I, as an experienced real estate agent, can assist you in getting what you want.  Here are the elements that we will address together to assure that you will have the winning offer:

a. We will spend a great deal of time analyzing the seller's needs.  By combining your needs and theirs, you will move to the head of the line for consideration.

b. We will get you pre-qualified for a mortgage.  Having immediate access to funds as close to the asking price as possible will mean that you are a serious buyer who can move forward immediately to make the purchase.

c. We will make sure that you make a serious Earnest Money Deposit.  A seller would be more likely to look at an offer that contains at least 3% of the purchase price than someone who has written a quick token thousand dollar deposit check.

d. We will present information that shows that you have an excellent financial history, and we will make sure that this positive information is well documented when represented to the seller.  By doing so, we will be able to show that you will be immediately ready to meet any monetary promises that you make in your offer.
