Novato Condos For Sale
Novato condominiums are the most affordable homeownership entry point in Marin County — the place where Marin homeownership becomes achievable for buyers whose budget does not reach the county's single-family home prices or the condo prices in the southern communities. One-bedroom units start in the $450,000s. Two-bedroom townhomes are available in the $650,000–$850,000 range — well below the $900,000+ floor for comparable configurations in Corte Madera and Larkspur, and dramatically below the single-family home floor anywhere in the county. The Hamilton Field planned community adds a bayfront character that distinguishes the best of Novato's condo inventory from generic suburban product. Two SMART train stations provide rail commute access. This is where Marin County homeownership begins.

Hamilton Field Townhomes — The Premium Tier
The most desirable condominium and townhome product in Novato is concentrated in Hamilton Field — the planned community developed on the former Hamilton Army Airfield on the San Pablo Bay shore. Townhomes here have immediate access to the bayfront trail and the restored wetlands of the former base, the dramatic Spanish Colonial Revival base buildings from the 1930s providing architectural anchors, and the SMART Hamilton station providing rail commute access. Two- and three-bedroom configurations typically run $650,000–$900,000, with the bayfront-proximate and largest units at the upper end.
Hamilton Field's planned community character — maintained common areas, organized HOA governance, and the sense of a neighborhood designed as a unit — gives it a quality that the older Highway 101 corridor complexes don't match. For buyers who can stretch to the Hamilton Field price range within Novato's condo market, it is the clear first choice.
Highway 101 Corridor Condos — The Entry Tier
Along Highway 101 and throughout Novato's residential neighborhoods, older condominium complexes from the 1970s and 1980s provide the city's most accessible price points. One-bedroom units in these complexes run $450,000–$600,000 — genuinely the lowest entry to Marin County homeownership. Two-bedroom units run $600,000–$750,000. These buildings are older, and their HOA situations require careful investigation — some are well-governed with adequate reserves, others have significant deferred maintenance and underfunded capital accounts.
The key due diligence items for older Novato complexes: reserve fund adequacy (request the reserve study), history of special assessments, board meeting minutes from the past year, pending litigation, and rental restrictions. A well-governed older complex with adequate reserves is a sound purchase. An underfunded complex with pending capital needs is a liability. The difference is not visible from the listing — it requires research.
FHA Financing and First-Time Buyers
Novato condominiums are the primary Marin County product for first-time buyers using FHA financing, which allows down payments as low as 3.5% on eligible properties. FHA financing requires the condominium project to be on the FHA-approved condominium list — not all Novato complexes qualify, and approval status changes over time. Buyers intending to use FHA financing should confirm a specific complex's current approval status with their lender early in the process, before significant time is invested in a property that may not qualify.
Conventional financing with 3–5% down (through Fannie Mae and Freddie Mac programs for first-time buyers) provides an alternative for complexes that are not FHA-approved. Lender guidelines on condo concentration — specifically, the percentage of units in investor ownership — also affect financing options in some Novato complexes.
The SMART Train Commute
For Novato condo buyers who commute to San Rafael, the Marin Civic Center, or on to San Francisco via the Larkspur Ferry connection, the SMART train provides a car-free alternative to Highway 101 that makes the commute productive rather than merely endured. Downtown Novato and Hamilton station are both served. The total SMART + Ferry commute from Downtown Novato to the San Francisco Ferry Building is approximately 90 minutes — long, but with meaningful time savings during peak-hour 101 congestion, and with the quality-of-life advantage of arriving at work without the stress of a freeway commute.
Comparing Novato to Southern Marin Condos
The price differential between Novato and southern Marin condominiums is real and persistent. A two-bedroom townhome that costs $850,000 in Novato's Hamilton Field costs $950,000–$1,100,000 in the Corte Madera-Larkspur corridor and $900,000–$1,000,000 in San Rafael's better areas. The tradeoffs are commute distance to San Francisco, school district quality (Novato Unified versus Tamalpais Union), and the walkability and commercial character of the surrounding community. For buyers who can make those tradeoffs work — particularly remote workers or North Bay commuters — Novato's value is genuine and significant.
