Leona Heights Homes For Sale

Tucked into the Oakland Hills above the Warren Freeway, and located adjacent to Montclair and Piedmont Pines is Leona Heights.  Barely 1/3rd of a square mile in size, it is known for its pleasant tree lined streets, and its comfortable ranch and mid-20th century style homes.  Gardens and trees are everywhere. While the streets are often hilly, the walks can be pleasant, and because of its size,  neighbors are easy to know.

Leona Heights Home Listings

Long ago the area was populated by the Ohlone Indians who used this as their hunting and camping grounds.  Named after the presence of mountain lions long ago, the name "Leona" means "lioness".  As the demand for lumber to build Oakland and San Francisco grew in the late 19th century, this area became part of the logging industry in the Oakland hills.

Leona Heights is well located, and nearby the Warren Freeway allows for a rapid and efficient commute for residents to downtown Oakland, San Francisco, Orinda, Lafayette or the rest of Contra Costa County.  Shopping is close by in Montclair Village, with a large variety of choices from small boutique cheese, chocolate, and coffee shops to a more practical Safeway or Lucky store.

The Homes of Leona Heights

Leona Heights developed primarily in the mid-20th century, and that architectural heritage defines its character today. Ranch-style homes with wide setbacks and generous lots are the neighborhood's signature — single-story designs that sit comfortably in the hillside terrain, with mature landscaping that has had decades to grow into something genuinely beautiful. Mid-century designs from the 1940s through 1960s appear throughout, many with the period details — picture windows, clean rooflines, open floor plans — that have come back into strong demand. Some earlier homes from the 1910s and 1920s add architectural variety, particularly on the neighborhood's lower streets. The overall effect is cohesive and residential in the best sense: a neighborhood that looks and feels like it was built to be lived in.

Home sizes typically run from approximately 1,400 to 2,200 square feet for single-family residences, with some larger homes in the upper portion of the neighborhood. Lot sizes tend to be generous relative to flatland Oakland. The hilly topography means that many homes have elevated rear positions, and upper-story bedrooms or rear decks frequently offer views across the Bay Area. The median sale price is approximately $1,000,000–$1,100,000, with active listings typically in the high $900,000s to mid-$1,300,000s range — meaningful value compared to adjacent Montclair at $1.4–1.6 million median.

Leona Canyon — Trails, Waterfalls, and the Panorama Swing

One of Leona Heights' most compelling assets is its immediate adjacency to wild open space. Leona Canyon Open Space Regional Preserve covers nearly 300 acres of dense old-growth forest directly west of the neighborhood, with the Leona Trail following Rifle Range Creek through the preserve's center and the Pyrite and Artemisia Trails running north to south through the canopy. The preserve is accessible on foot from residential streets — no driving required.

Leona Heights Park offers the 2.3-mile York Trail, a narrow rocky path that passes waterfalls, a seasonal creek, and massive Sequoias before arriving at the Panorama Swing — a simple wooden board suspended from a tree by ropes, positioned above a view that sweeps across the entire Bay Area. It has become something of a neighborhood institution, known primarily to locals and the hikers who discover it. For residents who want access to the East Bay Regional Park District's full trail network, Anthony Chabot Regional Park is directly accessible from the neighborhood's upper edges — extending trail connectivity to thousands of additional acres of East Bay hills.

Schools

Leona Heights children are served by Redwood Heights Elementary School (Niche B+), which operates under a STEAM model emphasizing hands-on art and science integration — one of the stronger elementary programs in the OUSD eastern hills corridor. Middle school is Bret Harte Middle School, which partners with the Oakland Leaf non-profit to provide free after-school tutoring, dance classes, and gardening programs. High school is Skyline High School (Niche B+), one of Oakland's stronger comprehensive public high schools, with a dual enrollment program offering college courses taught by Peralta Community College professors. As with all OUSD schools, families should verify current attendance boundaries and participate in the school-of-choice enrollment process.

Getting Around

The Warren Freeway (Highway 13) borders Leona Heights to the west and is one of the neighborhood's most practical assets. Northbound, it connects quickly to Highway 24 and the Caldecott Tunnel toward Orinda, Lafayette, Walnut Creek, and Contra Costa County — making Leona Heights particularly convenient for residents who work in the Tri-Valley or commute east. Southbound, it joins Interstate 580 leading west to the Bay Bridge and San Francisco, or east toward Livermore and the Central Valley. Downtown Oakland is approximately 10–15 minutes by car. The Fruitvale and Coliseum BART stations are approximately four miles west, providing rail access to San Francisco (approximately 17 miles) and San Jose. Bus route 648 runs along Mountain Boulevard through the neighborhood's western edge.

Nearby Neighborhoods

Leona Heights sits comfortably within a cluster of appealing Oakland Hills neighborhoods. Montclair immediately to the north offers its beloved village shopping district, Montclair Elementary School, and a slightly higher price tier. Piedmont Pines lies to the south. Redwood Heights, just west of Highway 13, provides a flatland alternative with many of the same school and shopping advantages at a more accessible price. Oakmore and Crestmont round out the nearby hillside corridor. Buyers considering Leona Heights would do well to tour all of these adjacent neighborhoods — the price differences between them can be meaningful, and the right choice depends heavily on individual priorities around walkability, lot size, views, and school access.
