Sunnyvale Real Estate Market Trends & Home Prices
Sunnyvale remains one of Silicon Valley's most competitive housing markets, but the citywide numbers only tell part of the story. Recent closed sales show homes moving quickly and frequently selling above asking price, while the level of competition varies significantly by price range, property type, ZIP code, school district, location and condition.

Sunnyvale Real Estate Market at a Glance
| Recent Closed Sales Analyzed | 95 |
| Median Sale Price | $2,835,000 |
| Median Price Per Square Foot | $1,506 |
| Median Days on Market | 8 days |
| Median Sale-to-List Ratio | 105.2% |
Source: MLS closed sales analyzed by Bruce Wagg since June 1, 2026. Figures are medians for the properties contained in the dataset and should not be interpreted as the value of an individual property.
The most striking number is not necessarily the $2.835 million median price. It is the combination of an 8-day median market time and a 105.2% median sale-to-list ratio. Buyers are making decisions quickly, and desirable Sunnyvale homes are frequently attracting offers above their original asking prices.
Sunnyvale Market Stats
What Is the Median Home Price in Sunnyvale?
Among 95 Sunnyvale closed sales analyzed since June 1, 2026, the median sale price was approximately $2.835 million. The median price per square foot was approximately $1,506.
Those figures are useful for understanding the direction of the overall market, but they should not be used to price an individual Sunnyvale property. A condominium, an original 1950s ranch home and a remodeled single-family home in western Sunnyvale can all trade in very different markets even though they share the same city name.
For buyers and sellers, the more useful comparison is between a property and recent sales of similar homes in the same part of Sunnyvale.
Sunnyvale Homes Are Selling Quickly
The median Sunnyvale sale in the recent dataset spent only 8 days on the market.
That pace matters because it changes how buyers need to approach new listings. A home that appears on the market late in the week may have an offer date only days later. Waiting for several weekends of open houses may simply mean the property is already pending.
For sellers, short market times do not mean every home should be priced aggressively. Condition, presentation, location and initial pricing strategy still matter. Homes that miss the market can remain available while better-positioned properties nearby sell quickly.
Are Sunnyvale Homes Selling Over Asking Price?
Yes, many are. Across the 95 recent Sunnyvale closed sales analyzed, the median sale-to-list ratio was approximately 105.2%.
That does not mean a buyer should automatically add 5.2% to every Sunnyvale asking price.
List prices are part of the seller's marketing strategy. Some homes are deliberately positioned below expected market value to encourage multiple offers, while others enter the market closer to the seller's target price. A property that appears inexpensive compared with nearby sales may therefore be priced to generate competition rather than priced at the amount the seller expects to accept.
Recent comparable sales are usually more informative than the asking price alone.
The $3 Million to $4 Million Sunnyvale Market Is Especially Competitive
The strongest bidding pressure in the recent Sunnyvale dataset appeared between $3 million and $4 million.
| Closed Sales | 34 |
| Median Sale Price | Approximately $3,288,000 |
| Median Days on Market | 7 days |
| Median Sale-to-List Ratio | Approximately 110.7% |
A median sale-to-list ratio of approximately 110.7% demonstrates how misleading asking prices can sometimes be in this segment. It does not mean every $3 million Sunnyvale property is worth 10% more than its list price. It means buyers need to understand how the specific listing has been positioned relative to comparable sales.
Lot size, remodeling, floor plan, street location, school assignment and proximity to major employment centers can all produce substantial differences between homes that appear similar on paper.
94087 Is Its Own Sunnyvale Market
One of the clearest examples of why Sunnyvale should not be treated as a single housing market is ZIP code 94087.
Over the most recent twelve-month period analyzed separately, detached homes in 94087 had a median sale price of approximately $3.06 million, compared with approximately $2.69 million citywide for detached Sunnyvale homes over that same twelve-month analysis. The typical 94087 detached sale also moved in only 8 days.
The ZIP code includes western and southern Sunnyvale and contains every Cupertino Union School District campus physically located within Sunnyvale, including Nimitz Elementary, Stocklmeir Elementary, West Valley Elementary and Cupertino Middle School.
School assignment is determined by the specific address rather than the ZIP code, so buyers should verify the appropriate district before assuming that a 94087 home attends a particular school.

Sunnyvale Condos and Townhomes Create a Different Entry Point
Attached housing operates differently from the multimillion-dollar detached-home market.
In the separate twelve-month analysis of 94087, 62 condominiums and townhomes closed at a median price of approximately $1,232,500 and approximately $920 per square foot. Nearly one-quarter of those attached sales closed below $1 million.
That makes condos and townhomes an important part of the Sunnyvale market for buyers who want access to the city but do not need a detached house.
Buyers considering attached housing should compare more than the purchase price. HOA dues, reserves, insurance, special assessments, maintenance responsibilities, parking, rental restrictions and major planned projects can materially change the cost and risk of ownership.
Sunnyvale vs. Cupertino Home Prices
Sunnyvale and Cupertino are natural comparison markets, particularly in southern and western Sunnyvale.
A separate twelve-month comparison of detached homes in 94087 and 95014 found median prices of approximately $3.06 million in 94087 and $3.33 million in 95014. Surprisingly, the median price per square foot was nearly identical: approximately $1,662 in 94087 versus $1,659 in 95014.
The difference was largely in the size of the typical home. The median detached sale in 94087 contained approximately 1,828 square feet, compared with approximately 2,046 square feet in 95014.
The competition was also stronger than many buyers expect on the Sunnyvale side. In that analysis, the median 94087 detached sale reached 109.3% of asking compared with 104.2% in 95014.

School Districts Can Affect Sunnyvale Home Searches
Sunnyvale is unusual because buyers can encounter multiple school districts within the city.
Depending on the address, elementary and middle school service may involve Cupertino Union School District, Sunnyvale School District or Santa Clara Unified School District. Many addresses then feed into Fremont Union High School District for high school, while Santa Clara Unified addresses remain within that unified district.
This creates situations where homes only a short distance apart can have different school assignments.
It also creates a common misconception that a Sunnyvale address either does or does not provide access to Cupertino schools. Some do. Some do not.
My Sunnyvale School District Guide explains how the different districts overlap and why buyers should verify the assignment for the exact property before making school access part of an offer decision.
What Is Driving Sunnyvale Housing Demand?
Sunnyvale sits in the middle of one of the country's largest concentrations of technology employment. Buyers may be commuting to employers in Sunnyvale itself or nearby Mountain View, Cupertino, Santa Clara, San Jose and the Peninsula.
Employment is only part of the demand equation. Sunnyvale also has limited detached-home inventory, established residential neighborhoods, access to major transportation routes and a range of school districts that attract different groups of buyers.
Technology-sector compensation and stock-market wealth can influence purchasing power, particularly at the upper end of the market. Recent growth in artificial intelligence companies may be adding another source of wealth and housing demand to Silicon Valley.
However, MLS sales records tell us what buyers paid; they do not establish why an individual buyer paid that amount. Inventory, interest rates, schools, location, lot size, condition and pricing strategy all continue to influence Sunnyvale home values.
Sunnyvale Development Is Changing Parts of the City
Sunnyvale is also undergoing substantial long-term development.
The Moffett Park Specific Plan rezoned approximately 1,270 acres of northern Sunnyvale for a future mixed-use district that could eventually include roughly 20,000 homes along with employment, parks and transportation improvements.
Downtown Sunnyvale has already changed substantially through the CityLine development, while additional housing and redevelopment are planned around other parts of the city.
These projects should not be interpreted as meaning that thousands of for-sale houses are about to enter the market. Much of Sunnyvale's planned housing is multifamily and will be delivered over many years.

What the Sunnyvale Market Means for Buyers
Buyers should be prepared before a strong listing reaches the market.
That means understanding financing, reviewing comparable sales, investigating school assignments when relevant, reading disclosures promptly and knowing which property characteristics justify a premium.
The recent citywide numbers show why preparation matters: an 8-day median market time leaves little room to begin researching a neighborhood after the offer date has already been announced.
Buyers should also avoid assuming that every property requires a large overbid. Some homes are intentionally underpriced. Others are not. Some receive substantial competition, while others remain available because of condition, location, price or property-specific issues.
The objective is not simply to win an offer. It is to understand what the property is worth relative to the available alternatives.
What the Sunnyvale Market Means for Sellers
For Sunnyvale homeowners, strong citywide statistics are encouraging, but they are not a pricing strategy.
A $3.5 million detached home in western Sunnyvale competes with a different group of properties and buyers than a $1.2 million condominium. Even within the detached market, school boundaries, lot size, remodeling, street location, floor plan and condition can produce substantial differences in value.
The strongest asking price is therefore based on recent comparable sales and current competing inventory rather than a citywide median.
The recent data also illustrates the importance of initial positioning. When a substantial share of buyer activity occurs during the first week, the launch price, preparation, photography and offer strategy can have an outsized effect on the final result.
How Much Is My Sunnyvale Home Worth?
The $2.835 million recent median is useful for understanding the market, but it does not establish the value of a particular home.
A useful Sunnyvale comparative market analysis should consider:
- Recent sales of similar properties nearby
- Current competing listings
- Pending sales when useful information is available
- Property type
- Living area and lot size
- Condition and remodeling
- Floor plan
- Street and neighborhood location
- School boundaries where relevant
- Garage, parking and outdoor space
- Price range and current buyer competition
Two Sunnyvale homes with the same number of bedrooms and similar square footage can still have very different market values.
Frequently Asked Questions About the Sunnyvale Real Estate Market
What is the median home price in Sunnyvale in 2026?
Among 95 Sunnyvale closed sales analyzed since June 1, 2026, the median sale price was approximately $2.835 million. This is a snapshot of the properties in the dataset rather than an estimate of an individual home's value.
How fast are homes selling in Sunnyvale?
The recent Sunnyvale sales analyzed had a median market time of 8 days. Individual results vary considerably by price, location, condition and property type.
Are Sunnyvale homes selling above asking price?
Many are. The median sale-to-list ratio among the 95 recent Sunnyvale closed sales analyzed was approximately 105.2%. Asking-price strategy varies, however, so buyers should compare a listing with recent comparable sales rather than automatically applying a percentage to the list price.
Why is 94087 so expensive?
94087 includes desirable western and southern Sunnyvale neighborhoods and contains all four Cupertino Union School District campuses located within Sunnyvale. Detached homes in the separate twelve-month 94087 analysis had a median sale price of approximately $3.06 million. School assignment still needs to be verified for each individual address.
Is Sunnyvale cheaper than Cupertino?
It depends on the property and location. In a twelve-month comparison, detached homes in 94087 had a median sale price of approximately $3.06 million compared with $3.33 million in Cupertino's 95014 ZIP code. Median price per square foot was almost identical, meaning much of the difference in total price reflected the larger median home size in 95014.
How can I find out what my Sunnyvale home is worth?
A property-specific comparative market analysis is more useful than a citywide median. Recent nearby sales, current competition, condition, lot size, remodeling, location, school boundaries and the home's price segment should all be considered.
