The Rise is the redevelopment of the former Vallco Shopping Mall property near Stevens Creek Boulevard and North Wolfe Road in Cupertino. The overall project continues to provide for 2,669 homes, together with office, retail, dining, entertainment and public open space.

The first major residential district is Town Square West. Current plans call for 1,369 homes, including 232 affordable family homes and hundreds of homes that the developer says will be offered for purchase.

For prospective Cupertino buyers, the for-sale component is particularly significant. Cupertino has seen comparatively limited large-scale new condominium and townhome construction, and Town Square West could introduce a substantial new collection of ownership opportunities in one central location.

Preparing to Buy a Home at The Rise

I have been following The Rise redevelopment as it has progressed from the former Vallco Shopping Mall through multiple planning iterations and into active development. As Town Square West moves toward adding hundreds of homes intended for purchase, I am increasingly focused on what prospective buyers will need to know before residential sales begin.

My goal is to be involved with The Rise residential market from its earliest stages and to provide future purchasers with one of the most comprehensive independent sources of information about buying a home here.

That means following the project before a residential sales center opens or individual homes become available. Buyers who understand the project early should be better prepared to evaluate pricing, locations, floor plans and purchase options when sales information is eventually released.

What I Am Tracking for The Rise Buyers

The Rise Home Prices

Market-rate pricing has not yet been publicly announced. When pricing becomes available, I will compare it with existing Cupertino condominiums and townhomes, newer Silicon Valley developments and other housing alternatives available to buyers considering The Rise.

Floor Plans and Residence Types

The eventual mix of homes will be one of the most important considerations for buyers. I will track bedroom counts, square footage, building locations, floor levels, orientation, outdoor space and other characteristics as detailed residential plans are released.

Sales and Release Schedule

Large new developments may release homes in stages rather than offering every residence at once. I will follow announcements about which buildings or residences are being offered, when releases begin and whether homes are being divided into separate sales phases.

HOA Fees and Amenities

For condominium buyers, purchase price is only part of the financial picture. HOA assessments, insurance responsibilities, building amenities, common facilities and reserve planning can materially affect the long-term cost of ownership. These will be important parts of my analysis when homeowner documents become available.

Parking, EV Charging and Storage

Parking assignments, electric-vehicle charging, guest parking, bicycle storage and private storage can significantly affect both day-to-day convenience and future resale appeal. I will follow these details as they are released for the for-sale residences.

Deposits and Purchase Procedures

That is precisely why I believe this is the right time for serious buyers to begin following the project rather than waiting until the first homes are released.

Where Is The Rise in Cupertino?

The Rise occupies the former Vallco Shopping Mall site near the intersection of Stevens Creek Boulevard and North Wolfe Road. The central Cupertino location is close to Apple Park, Interstate 280, shopping, restaurants and many of the city's established residential neighborhoods.

Town Square West is planned as more than a collection of residential buildings. The district is also expected to include approximately 200,000 square feet of shops, restaurants and neighborhood-serving uses, along with more than three acres of parks and open space.

That combination could create a substantially different ownership experience from a traditional stand-alone Cupertino condominium complex.
