Median time on market was 8 days, half of all sales closed within a week, the median sale reached 109.3 percent of asking, and 81 percent of homes sold above list.

Condominiums and townhomes. 62 closed sales, about a fifth of all activity in the ZIP. Median sale price $1,244,000, or roughly $933 per square foot on a median 1,294 square feet, also at a median 8 days on market. The median sale reached 102.9 percent of asking and 68 percent sold above list. Nearly a quarter of attached sales closed under $1,000,000, which is the only part of 94087 that does.

The Price Bands Are Narrower Than People Expect

That is not a pricing error. The lot, the street and the school assignment attach to the smallest house on the block exactly as they do to the largest, so the floor under a modest 94087 house is set by things that have nothing to do with the building. The per-foot rate falls in a straight line as size rises: $1,886 for three-bedroom homes, $1,652 for four, $1,383 for five. Buyers who compare a small house against a large one on price per square foot will conclude the small one is overpriced. It is not; they are buying different things.

Lots Are the Quiet Advantage

The market is not uniform, though, and this is the part most guides leave out. Thirty-nine of the 243 detached sales closed below asking, at a median discount of $88,800. Homes that were priced ambitiously, sat on a busy street, or needed work did negotiate. The 8-day median hides a real tail of listings that did not clear in a week.

Lower Entry Prices Here Are Smaller Homes, Not Discounts

This is the most consistent pattern in 94087, and it shows up twice.

The bird-named streets that give Birdland its name accounted for about 15 percent of detached sales, at a median $2,820,000, roughly $230,000 below the ZIP-wide figure. That looks like a bargain until you check the rate: those homes sold at about $1,708 per square foot against $1,668 for the rest of the ZIP. They cost more per foot, not less. The lower median reflects smaller houses, a median 1,576 square feet against 1,844, on slightly smaller lots. Birdland is also the most competitive segment measured anywhere in the city: 91 percent of its sales closed above asking, against 79 percent across the rest of the ZIP code.

The attached market tells the same story. Condominiums and townhomes carry a $1,244,000 median, but they move at the same 8-day pace as the houses and nearly seven in ten sell above asking. Neither the smaller houses nor the attached homes are where competition goes to relax. They are where a lower total price is available, which for many buyers is the thing that matters.

Cherry Chase is the clearest example. It is routinely described as a Cupertino-schools neighborhood, but Cherry Chase Elementary is a Sunnyvale School District campus. The high school feed may well be Fremont Union; the elementary assignment is a different district entirely.
