But the price per square foot in the two ZIP codes is effectively identical, and 94087 is the more competitive of the two markets.

Both ZIP codes move in eight days. But the median 94087 sale closed at 109.3 percent of asking against 104.2 percent in 95014, and four out of five homes sold above list against three out of four. A buyer crossing into Sunnyvale to find a calmer process is moving toward more bidding pressure, not less.

Notice that the sizes are nearly identical here, 1,294 square feet against 1,289, so this comparison is close to like for like. Attached homes in 95014 cost about $64 more per square foot, and yet they sat more than twice as long and the median sale closed at 99.4 percent of asking, which is to say below list. Fewer than half sold above asking.
That combination does not appear anywhere else in either market. A buyer who wants a Cupertino address, can live in attached housing, and is willing to negotiate has found the one place on this map where the seller is likely to move.
What the Comparison Does Not Settle
Schools are the reason most buyers are running this comparison at all, and the data above says nothing about them.
Cupertino Union School District serves both areas. Four of its campuses sit inside Sunnyvale, all of them in 94087: Nimitz, Stocklmeir and West Valley elementary schools, and Cupertino Middle School on South Bernardo Avenue. Fremont Union High School District covers the high school years on both sides of the line. So the crude version of the school question, whether you must buy in Cupertino to reach Cupertino Union schools, has a clear answer: no.
The accurate version is harder. Sunnyvale is served by four districts, and a 94087 address may feed Cupertino Union, Sunnyvale School District or Santa Clara Unified depending on the exact property. A Cupertino address is not automatically assigned to any particular campus either. Neither ZIP code is an attendance area, and no neighborhood name settles it.

If the total number is the binding constraint, 94087 opens a real tier. The $270,000 gap is genuine money even though it buys less house, and the smaller floor plans in southern Sunnyvale are what make a sub-$3 million purchase realistic.
If you are competing on offers, expect 94087 to be harder. Budget for a stronger overbid there, not a weaker one, and do not assume the Sunnyvale side is the fallback.
If attached housing works for you, 95014 is where the negotiating room is. It is the only segment in either market where the median sale came in under the list price.
