Sunnyvale School District Guide
Sunnyvale is served by four school districts. A single city address may sit in one district for elementary school, a second for middle school, and a third for high school, and none of those boundaries follow city limits, neighborhood names or ZIP codes. This guide explains how the four fit together and where the handoffs happen, so that a buyer comparing homes knows which questions to ask before an offer rather than after one.
The Four Districts
Three of them run elementary and middle schools. One covers high school for most of the city. A fourth spans all thirteen years on its own.
- Cupertino Union School District operates K-8 campuses in Sunnyvale despite the Cupertino name.
- Sunnyvale School District operates its own K-8 system across the city.
- Santa Clara Unified School District reaches into Sunnyvale and, because it is a unified district, covers all grade levels itself.
- Fremont Union High School District provides high school for the Cupertino Union and Sunnyvale School District areas.
The 94087 ZIP code in southern and western Sunnyvale contains campuses belonging to all four. That single fact explains most of the confusion in Sunnyvale school searches.
Cupertino Union School District in Sunnyvale
Cupertino Union serves students across six cities: Cupertino, Sunnyvale, San Jose, Santa Clara, Saratoga and Los Altos. Four of its campuses are physically located inside Sunnyvale city limits, all of them in 94087:
- Chester W. Nimitz Elementary School, 545 East Cheyenne Drive
- Louis E. Stocklmeir Elementary School, 592 Dunholme Way
- West Valley Elementary School, 1635 Belleville Way
- Cupertino Middle School, 1650 South Bernardo Avenue
Cupertino Middle School is the one that catches buyers out. The campus is in Sunnyvale, it draws from Sunnyvale addresses, and the Cupertino in its name refers to the district rather than to its location. A family can reach it without ever owning a home in Cupertino, and a family buying in Cupertino is not assigned to it by default. Homes near Cupertino Middle School covers that area in detail.
Cupertino Union publishes a school locator, but the result it returns is preliminary. The district confirms the actual placement through its own student assignment process, so a locator screenshot is not the end of the inquiry.
Sunnyvale School District
Sunnyvale School District runs the city's other K-8 system: eight elementary schools and two middle schools.
- Elementary: Bishop, Cherry Chase, Cumberland, Ellis, Fairwood, Lakewood, San Miguel and Vargas
- Middle: Columbia and Sunnyvale Middle
Several of these campuses sit in the same south Sunnyvale neighborhoods that buyers associate with Cupertino schools, which is where most of the bad information starts. Cherry Chase is the clearest case: the neighborhood is routinely described online as a Cupertino-schools area, but Cherry Chase Elementary is a Sunnyvale School District campus. Cumberland and Lakewood carry Sunnyvale School District names as well.
None of that makes those neighborhoods lesser. It makes the shorthand wrong, and the shorthand is what buyers act on.
Santa Clara Unified School District
Santa Clara Unified is the district most Sunnyvale buyers do not expect to encounter. It operates Marian A. Peterson Middle School on Rosalia Avenue, inside the 94087 ZIP code.
Its structure differs from the others in a way that matters. Because it is a unified district, it covers elementary, middle and high school itself. Addresses served by Santa Clara Unified do not feed into Fremont Union for the high school years the way Cupertino Union and Sunnyvale School District addresses do. That makes it the one district in Sunnyvale where the whole thirteen-year path stays in one place.
Fremont Union High School District
Fremont Union serves Cupertino, Sunnyvale, San Jose, Los Altos, Saratoga and Santa Clara, and operates five comprehensive high schools: Fremont, Cupertino, Homestead, Lynbrook and Monta Vista.
Two of them matter most to Sunnyvale buyers. Homestead High School serves western Sunnyvale along with southern Los Altos and northwestern Cupertino. Fremont High School, on West Fremont Avenue in 94087, is the only open public high school located inside Sunnyvale city limits.
Fremont Union publishes boundary maps alongside an address-check tool, and states plainly that buyers should verify attendance by address. It is the most straightforward of the four districts to check, and the one most worth checking early, because for many families the high school is the actual objective.
How the Grade Bands Stack
This is the part no listing description explains. A Sunnyvale student's path can cross district lines twice.
The elementary years run through Cupertino Union, Sunnyvale School District or Santa Clara Unified depending on the address. The middle school years may stay in the same district or may not. Then, for Cupertino Union and Sunnyvale School District addresses alike, the high school years converge into Fremont Union. Santa Clara Unified is the exception, keeping its students through graduation.
So two families on nearby streets can send children to different elementary schools in different districts and still end up at the same high school. Or they can share an elementary school and split later. Neither outcome is unusual here, and neither is predictable from a neighborhood name.
Verifying an Address
Three sources get treated as authoritative when only one of them is, and the order matters.
Listing remarks are not evidence. School fields in the MLS are entered by the listing agent, verified by nobody, and frequently stale. They are marketing copy.
Neighborhood names are not evidence. Boundaries do not follow tract names, and homes on the same street occasionally fall on opposite sides of a line.
District tools are the starting point, not the finish. Run the exact address through the relevant K-8 district and through Fremont Union separately. Treat a locator result as preliminary where the district says it is preliminary, and confirm directly with the district when the purchase depends on the answer. If a boundary review is underway, confirm again before closing.
What This Means When You Are Buying
School-driven purchases in Sunnyvale reward precision, because the premium is real and it is paid on the address rather than on the area. Homes in 94087, the ZIP code holding all four districts' campuses, closed at a median $3,050,000 over the most recent twelve months against $2,690,000 city-wide. 94087 real estate covers that market in detail, and Sunnyvale homes with Cupertino schools covers the crossover question specifically.
A buyer paying a school premium on an assumption is exposed twice: once on price, and again if the assumption turns out to be wrong after closing, when it cannot be undone. Verification before the offer costs an afternoon. Sunnyvale real estate covers the citywide market these districts sit inside.
Frequently Asked Questions
How many school districts serve Sunnyvale?
Four. Cupertino Union School District and Sunnyvale School District both run K-8 campuses in the city, Santa Clara Unified reaches into Sunnyvale and covers all grade levels itself, and Fremont Union High School District provides high school for the Cupertino Union and Sunnyvale School District areas.
Is Cupertino Middle School in Cupertino?
No. The campus is at 1650 South Bernardo Avenue in Sunnyvale, in the 94087 ZIP code, and belongs to Cupertino Union School District. The district name refers to where the district is headquartered, not to where this school sits.
Which Sunnyvale schools are in Cupertino Union School District?
Four campuses, all in 94087: Nimitz, Stocklmeir and West Valley elementary schools, plus Cupertino Middle School. Whether a particular home is assigned to any of them depends on its exact address.
Is Cherry Chase a Cupertino Union school?
No. Cherry Chase Elementary is a Sunnyvale School District campus, as are Cumberland and Lakewood, despite how often those neighborhoods are described as Cupertino-schools areas. Homes there may still feed a Fremont Union high school, since Sunnyvale School District feeds into Fremont Union.
Which high schools serve Sunnyvale?
Fremont Union High School District covers most of the city, principally through Homestead High School, which serves western Sunnyvale, and Fremont High School, the only open public high school located inside Sunnyvale. Addresses served by Santa Clara Unified attend that district's high schools instead.
Can I rely on the school listed on a home's MLS listing?
No. Those fields are entered by the listing agent and are not verified. Check the exact address with the K-8 district and with Fremont Union directly, and confirm again if a boundary review is underway during your purchase.

I live in Sunnyvale and have spent twenty years representing buyers and sellers across the South Bay and the greater Bay Area, including the Cupertino market next door. When a client is buying for a specific school, I verify the address with the district before we write an offer, and I do not let a school claim in a listing stand unchecked.
