You are thrilled that we have negotiated your new Oakland or Piedmont home purchase.  You and I together have come up with a final list of the ways that the home should be delivered, and now, before closing, we need to check the following elements, to see that all of the agreed conditions were met:
1. Have there been any major changes to the property since you last saw it?Â
2. Are all the requested repairs that were to be made done, and done correctly? Â Get copies of all warrenties and paid bills. Test each item to see that all repairs were done properly, and to your standards.
3. Are all the appliances working? Â Be sure to include all the kitchen appliances, the heater, air conditioning, alarms, etc.. If possible, obtain all instructional booklets for each appliance.Â
4. Are all items that you wanted included in the sale price there, and in place? Â That could include rugs, draperies, lighting fixtures, or whatever else was conditional to the sale. Â
5. Is anything missing that was to be included? Â Perhaps you wanted outdoor planters to stay in place, or a bench or a fountain? Â
6. Is everthing clean and free of debris, and in move in condition? Â Be sure to check garages, crawl spaces, side yards, etc. Â to make sure nothing needs to be removed as agreed. Â
These are not unreasonable requests, so it is important that the time is taken to check these things before the closing of the sale. Â
