Contact Me About A Comparative Market Analysis (CMA)--Here is where I, as your real estate agent will help you come to some serious decisions.  I will assist you in comparing the many homes that have sold in your area with your home.  You will be able to see recent market trends, recent area sales,  and get an analysis as to what would be the best sales price to consider when placing your home on the open market.  

3. Take A Realistic View of The Facts--You may have heard of homes in your area selling for excellent prices, and may want your home to do the same. Before you make your final decision as to pricing, your most effective step here is to view your home the way a future buyer will.  Write down the pluses and minuses of your home in comparison to the past homes that have been sold.  How do you measure up?  How much work will need to be done to put your home into a comparable selling condition?  Are you willing to invest in these changes?  How much are you willing to negotiate up or down to meet the market needs?  The answer to each of these questions will impact how you will decide on your home's price.
