As your Oakland real estate agent, it is my job to prepare you to make the best presentation possible when we put your home on the market. As the seller, you can assist me, and promote the sale of your home, with an understanding of the following points:

1. Know the Value of Your Home In The Current Marketplace--While we will be working together to determine the very best sales price for your home, you will be more comfortable with this process if you do your homework as well.  Whether you use my website, or the current popular websites of Trulia or Zillow, take the time to see what homes in your area are selling for.  Compare them by size, location, amenities, and condition.  You can learn a lot in a very short time with an appropriate checklist for these selling points.  Ask yourself what you have that makes your home special, and what might present a problem.  Obviously, we are going to go over this in depth when we finally put your home on the market, but this will be an outstanding start to this process.

2. Appreciate That Not All Potential Buyers Will Appreciate Your Improvements--If you have lived in your home for a while, you have, by necessity created a home that works for you and your family.  Perhaps you have created small rooms out of bigger ones, or put in a huge patio and pool that takes up the whole backyard, or put in a large woodworking shop where a  downstairs bedroom used to be. These improvements may have cost you a great deal of money, and you are hoping that you might get that back when you sell the home.  If these improvements are not workable for potential buyers, you may have a problem doing that.

 3. Accept That Negotiation Is Always Present In Home Sales--You may have decided on a price for your home, and also decided that you will not negotiate on anything.  All home buyers and sellers will negotiate on the sales price or condition issues.  This is normal and realistic.  By refusing to negotiate on issues, whether big or small, you hamper your opportunities to sell your home.  While I will obviously negotiate on your behalf in the strongest way possible, there will be negotiation.  

If you, as the seller, just work with these three concepts alone, we can together, as a team, have an outstanding selling experience.
