1. Sell Your Home Faster By Following the Boy Scout Motto "Be Prepared!"
Once you have selected me as your Oakland real estate agent, you will be asked to collect a lot of information to assist in determining the ultimate sales price of your home. Some of this information will take time to collect and organize, so begin as early as possible to do your research. Doing this will save a great deal of preparation time, and we can get your home on the market much sooner. Even better, with complete and comprehensive information, you can significantly increase the interest in your home because you can prove and justify it's value.
a. Regarding Repairs and Replacements: Most homeowners have repaired or replaced something in the years that they have lived in the home. Whether it has been a complete bedroom, kitchen appliances or plumbing, you should take the time to find the paperwork that proves how hard you have worked to make your house a home.Â
b. Locating Your Records: If you cannot find this information, begin an immediate search. Your Oakland city permits will be on file, and, given sufficient lead time, your builders and repair people can research and "pull" your records from their files. This is truly a situation where time means money, so start early making inquiries, and be ready to hand me that information, so we can begin to make plans to price and sell your home.
In Part 2-We will discuss what issues regarding your home need to be disclosed to potential buyers, and how to make that a quick and smooth transition.Â
