STEP ONE--Deciding On The Price of Your Home-
Once you have made the decision to put your home on the market, it will be my job as your Oakland real estate agent to help you begin to take the important steps in determing its ultimate sales price.  I will certainly do a CMA-a Comparative Market Analysis-when we first meet. That will give a sense of what your home might sell for compared to other homes in the area. It is important to know that the CMA is the not the only basis that should be used for pricing your home. Your home is unique from all these others. You can make it stand out from the competition.
STEP TWO--Prove Your Home Is Special To Buyers--
There can be some very productive homework that you can do that might just make your house a winner when competing against the others on the market. Here is an example--most homeowers have, over the years, invested money in their property. They may have replaced kitchens, showers, bathrooms, repaired garages, roofs, drainage issues. Whether it has been a major project, or some minor, but still valuable change,  you should take the time to find the paperwork involved in this work to prove just how hard you have worked to make your house unique and special.Â
STEP THREE--Do Serious Research With Regard to Your Home Repair Records--
One thing that will move your sale ahead promptly is having your repair and city permit files immediately available should buyers make serious inquiries as to the work that has been done on the home. Don't make them wait to be assured things were done correctly. Be prepared to document things with receipts for builder's and plumber's fees, parts, appliances, etc.. If you can do this BEFORE you put your home on the market, you could be well ahead of your competition.Â
Here is truly a case where time can mean money, so start early in compiling information about your home, and make sure that I, as your sales agent have the best and most comprehensive package of information about it that is possible.Â
