If you are interested in selling your Alameda home quickly, and have a buyer that has yet to take the final step to committing to purchase, you may want to consider these suggestions below.  Most of these steps involve a financial reward to this motivated buyer, but if you are anxious to move ahead, and are financially comfortable taking these steps, you may be surprised at the results.  Here are some tips to consider:

1.Offer To Pay For The Home Inspection And/Or The Resultant Repairs Needed--Usually, it is the buyer who will pay for the home inspections as a way to insure that all is going to be well with the new home.  They also like working with their own inspector, rather than the seller's.  Work with the buyer either way. Negotiate who will inspect, and how much of the needed repairs you are prepare to cover. 

2. Offer to Pay Points--Points are fees that lenders charge the buyers when furnishing home financing.  Generally, one point equals 1% of the mortgage balance, so with a mortgage balance of $400,000, the buyer would be required to pay $4000.00 per point in loan fees.  You could offer to pay some points for the buyer as an incentive to purchase the home.

3. Offer to Pay The Closing Costs---Closing costs are all the various fees associated with the purchase of the home.  Fees are assessed by the lender, the county, the escrow company, etc.. So, while it is customary for you as the seller to purchase title insurance on behalf of the buyer, you might couple this purchase with an offer to pay some of the buyer's additional closing costs as well.

4. Give Credits--If you don't have the time or inclination to get involved with all the necessary repairs that really should be done to your home before you sell it, you might want to give the buyers a negotiated allowance (credit) in the deal to compensate them for this work that needs to be done on the home.
