Your Car--Get in your car, and really tour your neighborhood.  Get a real sense of how your home compares to all the others in the immediate area.  See how it compares to recently sold homes, and homes on your street.  Do you need some serious work done to make your home more attractive?  What is your curb appeal?  What will potential buyers think when they compare your home to others in the area?  The answers to these questions will most certainly affect your decision as to pricing your home. 

3. A Comparative Market Analysis--One of the first things that I will do when we meet for the first time is to prepare a Comparative Market Analysis of your home.  This is one of the most valuable tools that you will have to price your home.  It will give you the latests MLS Listing information on what homes in the area are selling for now, and what homes have sold for in the recent past.  Your home can be compared on many levels besides price.  Examples would include location, bedrooms and bathrooms, lot size, views, yards, pools, fireplaces, etc., and a host of other amenties to help your fine tune your comparison.
