When it comes time to sell your Oakland or Piedmont home, there are four guaranteed problems that future buyers will be concerned about. Â These are not surprising, but are often overlooked while you looking for a new home, and preparing to move forward elsewhere.
1. Clutter-As I have indicated in the past, paring down your home to its most basic design, and showing off it's original floor plan it highly desirable. Â Potential buyers want as little of your influence in the rooms as possible. Â They want to see lots of space, and also want to imagine their things in the home to see if it will fit their needs. Â Keep the rooms handsome, but simple. Â
2. Outdated Fixtures-Many times, especially if you have been in your home for years, you have just not noticed outdated lighting fixtures, rusted outdoor front lighting, dull ceiling lamps and unattractive door handles and drawer pulls within your home. Â They will be noticed by future buyers, especially since they can be quite jarring as buyers tour your home. Â The good news is that most of these things are easily and inexpensively replaced. Â
3. Old Wallpaper-New wallpaper can be implemented to dramatically increase the appeal of a room. Â Additionally, leaving old wallpaper from previous decades on the walls can prove to be a real problem. Â First of all, the chore of removing it may not be appealing to a new buyer, thus steering them away from your home, and secondly, your wallpaper taste may not be their taste. Â The best bet is to have it removed completely, and paint the walls in a pleasant color. Â
4. Outdated Kitchen Appliances, Ranges, Dishwashers and Ceiling Fans-Most sellers understand that today, one of the major expectations of buyers is an updated kitchen. It is an intelligent investment to take the step to upgrade. Â Keeping in mind that so many family functions are held in and around the kitchen, it is not surpising why there is a demand for fresh and attractive kitchens. Additionally, modern counter tops are also on the list of expected changes. Â As a result, it is important, when considering the amount of work that you can afford to have done, what the final appeal will be to buyers as they view your competition, and then make plans accordingly.
