If you have been reading any information about preparing your Piedmont home for sale, you will have learned that the most important elements that impress potential buyers are new hardwood floors, upgraded kitchens, and fresh new bathrooms. While these are certainly ideal projects to develop, there are some unexpected projects that impress buyers as well:
1. A Simple, Well Thought Out Entryway--Since this is one of the very first things that guests see in your home, take the time to research and develop an attractive home entrance. Have it be light and airy, simple yet tasteful, and one that fits the design of the home. It will make a wonderful first impression to assist in your sale.
2. Upgraded Lighting--Most home improvement centers have a wealth of lighting fixtures to choose from. If you have an older home, the chances are that your lighting fixtures and lighting sources are few and far between. Newer homes and current style feature fresh and attractive lighting in each room. It is worth your time and money to upgrade as much as you can.Â
3. Built Ins--With new large screen TVs, entertainment centers have been growing more popular each year. If you have larger flat walls in a living or family room, you might consider paying to have some built in cabinets installed. Buyers view this as extra furniture, and are attracted to, and can envision, all the uses that they can make of these spaces.Â
4. Pre-Organized Closets and Storage Spaces--Paying a bit to install closet or storage space organizers can pay off. Again, with older homes, closets were often very small, and not very practical. Today's modern families treasure their storage space, so you will have a real advantage attracting buyers with these installations.Â
These ideas are very flexible in terms of planning and cost.  With the many television, book and internet sources for information, you should be able to be as varied as your budget will allow. As your Piedmont real estate agent, I can refer you to many local resource that can assist you in your plans.Â
