If you want to create the maximum interest and attention from Piedmont or Montclair home buyers, you must be prepared to invest some funds into making your property one of the most attractive to potential buyers.  The good news is that it does not have to cost a great deal of money, but can, with some planning, reward you in the long run by increasing the value of your home, thus allowing you to recoup your expenses while meeting these goals. 

1. Clean, Organize, and Simplify Each Room--The goal is to present a fresh, open, and easy to appreciate space in every room of the home.

2. Spend Time Creating A Pleasant Atmosphere in Every Room--Have some style or design for each room, so it is easily viewed, and is immediately appealing.  Take some time to consider the first impression that it makes to viewers.  Research  and develop ideas from home magazines, or home improvement stores to see what you might do to increase the ambiance. Painting and fresh wallpaper will go a long way to add to the appeal.

3. Consider Spending Money To Update Your Kitchen--Most home buyers view the kitchen as one of the most important rooms in the house.  You want to consider replacing outdated ceiling fans, kitchen appliances, dishwasher, range and refrigerator.  Fresh quality countertops are strongly considered as valuable by current buyers.  Here is a case where that upgrade might just increase the value of your home.

4. Create the Maximum Curb Appeal--Many potential buyers will drive by a home before they want to tour it, and if your curb appeal reflects an untended front yard, dead or dying plants, unpainted porches and trim, or outdated home fixtures, you will be off to a bad start.  The question to buyers is--how much of this neglect is carried on into the inside of the home? 

You can begin on these steps well before you actually put your home on the market.  Make plans a few months ahead of your actual selling date, so that you are not rushed to complete them when the times comes to sell.
