When you finally decide to buy a home in Montclair, Piedmont or Berkeley, there are certain steps that you should take first. These steps will affect how successful your final purchase will be for you, and for your family:
1. 2. Do Your Financial Preparation Immediately: Once you decide to move ahead and buy a home, you want to make sure that you have enough income to qualify for that special purchase. While I will assist you in every way with information and referrals, keep in mind that the rule of thumb followed by most lenders is --all of your future total debts, including housing debts, should be no more than 38% of your gross income (before taxes), and your ultimate housing debts alone should be no more than 33% of your gross income (before taxes). To avoid disappoinment, get your financial paperwork in order, and review it carefully, so you have a true sense of the price range of homes that you can afford.Â
3. Be Prepared To Act: In the present economy, with a very short supply of housing stock, good homes are often receiving multiple bids from many buyers, and moving off the market within a surprisingly brief period of time. It is important to have all your financial issues settled, your loan pre-approval in place, and you many need to be ready to make concessions on these homes that are in demand.Â
Obviously, there are many more steps that will be taken before your final home purchase, but without these top three steps being taken, your future purchase can be compromised, so consider them first, and carefully.Â
