You may be surprised how valuable your neighbors can be when it comes time to sell your Alameda Bay Farm Island home.  They can be a huge asset, or they can be a huge liability, depending on your approach.

Most homeowners who are preparing to market their home are given suggestions and ideas about how to dress up their kitchen, fluff up their bedrooms and shine up their bathrooms, but all that effort can be wasted if the neighbor next door has piles of trash, or there is a car on blocks in view right outside the rear window.

It's possible that you have gotten used to this, or decided that it was not worth alienating the neighbors by asking them to clean up THEIR home.  What was once something that you tolerated has now become an obstacle in getting the full value for the price of your home, because on one wants to live in an unpleasant atmosphere, especially if other comparable homes in the immediate area have excellent surroundings. 

As your Alameda Real Estate agent , I can give you some direction, here are some basic tips:

1. Your first step it to talk with your neighbors. Ideally if you have been living next to them for a while, you at least have a working relationship with them by now.  In a perfect world, you have a pleasant relationship. It is important that you explain what is going on, and try to enlist their cooperation in the most engaging manner possible.

2.Don't ask for major renovations.  Don't ask for painting, fencing, new bushes, plants, etc.. Start small with a request for simple cleaning, organizing, hauling, and then volunteer to help them get it done!

3.If you are met with rejection. If the issues have health or safety implications, you can step up your effors by calling in assistance from various community agencies to assist you.

4. If your neighbor is a renter. Your real estate agent may be able assist you in seeing if it is possible to work with the property owner to move things along.

5. Save the best for last. If your neighbors, as homeowers, fix up their home (even in the simplest way) it will increase the value of their home, and, in the immediate future, many potential homebuyers will be coming into the area to view your home.  If they had any interest in selling their home, this would be the ideal time to consider it.

All in all, working positively with your immediate neighborhood will benefit everyone.
