Updated August 2026: The City of Cupertino approved Modification Application #4 for The Rise on August 24, 2026, making another set of refinements to the massive redevelopment of the former Vallco Mall property.

This latest action is particularly interesting because it focuses on Blocks 1 and 2, two residential components within the first phase of The Rise.

The most important takeaway for future homebuyers is what didn't change: the modification does not change the number of homes planned for either building. Block 1 remains planned for 235 homes and Block 2 for 258 homes.

Instead, Modification #4 primarily addresses building access, parking, loading, waste management, floor-area adjustments and other design refinements as the project moves…

Updated August 2026: The transformation of the former Vallco Mall property has reached another important stage. On July 21, 2026, the Cupertino City Council reviewed and considered approval of Final Map Tract No. 10706 for Phase 1 of The Rise, along with public street dedications, easements and a detailed Subdivision Improvement Agreement covering infrastructure associated with the first phase.

This is not simply another conceptual rendering or redevelopment announcement. The documents now under review get into the mechanics of turning the approved project into actual parcels, streets, public-access areas, easements and infrastructure.

I reviewed the City's draft resolution, the accompanying Subdivision Improvement Agreement and the 13-sheet Phase 1…

For many longtime Cupertino residents, Vallco Mall was never just a shopping center. It was where kids learned to skate, teenagers met friends, families grabbed dinner, people watched movies, and an ordinary afternoon could turn into a memory that somehow lasted decades.

Today, the former Vallco site is being transformed into The Rise and Town Square West, one of the most significant redevelopment projects in Cupertino history. The plan now includes housing, retail, restaurants, parks, public open space, and a completely different vision for how the property may serve the city in the future.

But before the redevelopment debates, demolition work, city approvals, and construction updates, Vallco was a place people actually experienced. It had…

Most buyers relocating to Cupertino begin the search with the same question: which schools serve this home?

That question matters, but it is only the starting point. After buyers spend time touring neighborhoods, driving commute routes, visiting parks, and comparing daily conveniences, the conversation usually becomes more practical: Could I actually see myself living here?

That is why choosing the right Cupertino neighborhood is just as important as choosing the right house. Monta Vista, Garden Gate, Rancho Rinconada, City Center, Seven Springs, Jollyman, Oak Valley, and Cupertino Village each offer a different version of Cupertino living.

Every Cupertino Neighborhood Feels Different

From the outside, Cupertino can seem fairly uniform. Home…

For more than four decades, Vallco Mall in Cupertino was one of the city's most recognizable landmarks. Originally opened in 1976 as Vallco Fashion Park, it grew into a major Silicon Valley shopping destination where generations of residents shopped, watched movies, ate at the food court and met friends. Today, the former Vallco Mall property is being transformed into The Rise at Town Square West, one of the largest redevelopment projects in Cupertino history.

The Vallco Mall redevelopment did not happen through one simple approval. The property went through years of declining retail activity, competing redevelopment proposals, political debate, a 2018 Specific Plan and Development…

Whether you support additional housing construction or have concerns about growth, understanding the forces shaping Cupertino's future can help homeowners make informed decisions about their real estate investments.

Why Is Cupertino Planning for More Housing?

Like many California communities, Cupertino must comply with state housing requirements designed to address the region's housing shortage. Cities throughout the Bay Area periodically…

When CBS announced its new television series "Cupertino", curiosity quickly followed. Was the show inspired by the real Cupertino, California? Does it accurately portray life in one of Silicon Valley's most recognizable communities? And perhaps most importantly for locals, what exactly is fact versus Hollywood fiction?

While the television series takes creative liberties, the real Cupertino has long captured national attention for entirely different reasons. Home to Apple Park, top-performing public schools, and some of the most sought-after neighborhoods in Silicon Valley, Cupertino has become synonymous with innovation, education, and an exceptional quality of life.

Is CBS's "Cupertino" Based on the Real Cupertino?

Although CBS has drawn…

Updated September 2026

The affordable housing planned at The Rise in Cupertino has changed substantially since the former Vallco Mall redevelopment was first approved under California's SB 35 law. The original 2018 SB 35 project proposed 2,402 homes, including 1,201 affordable homes. A later version increased the overall residential count to 2,669 homes while reducing the affordable component to approximately 890 homes. The current plan continues to include approximately 2,669 homes overall but calls for approximately 356 affordable homes.

Those numbers can be confusing because they come from different versions of the project and different affordability calculations. They also should not be confused with Town Square West, the first major phase of…

The developer announced a target of beginning construction before the end of 2026. That is a projected schedule, subject to permitting, financing, and construction scheduling; the application itself does not confirm that vertical construction has begun.

The affordable housing is being developed through…
