While it is my job as your Berkeley real estate agent to assist you in selling your Berkeley home, and then find you a new home in a new location, it is also important that we analyze your future plans to make sure that you have a full awareness of all these selling and buying implications, and how they will meet your needs.
Here are some issues we will consider:
1. What Are Your Future Plans For Next 5-10 years?  While no one can predict the sale price of homes in the next few years, some neighborhoods are obviously overpriced, and some are the opposite, and will show a profit if purchased now, rather than later. If your present or future home will fall into either of these categories, it is important to know that at the outset to make sale or purchase plans immediately. I can give you information for your consideration and analysis. Just the difference between a Berkeley home and a Piedmont home a few miles away, can be quite informative.
2. Can Your Really Afford To Sell Your Home?  While you have no doubt asked yourself this before contacting me, I can assist you in getting a realistic sense of what a home sale can cost you. Once you sell your home, there will be assorted fees involved, some of which will include tax fees and commissions to real estate brokers. Additionally, there will likely be some repair and maintenance issues that will need to be dealt with before you will be able to put your present home on the market, or finally close the sale.
3. What Is Your Home Equity In This Present Market?  This, of course, is one of the most important questions that needs to be answered before you put your home on the market.  This amount, plus all the attendant fees involved in the house sale, is the one that you will need to work with in determining how much you will be able to pay for your next home.Â
I look forward to the opportunity to assist you in making these decisions. I will prepare a CMA or Comparative Market Analysis for you, which will analyze your home's value, and compare it on many different levels to all the other homes in your area. This is the basis on which you will decide your home's sale price, and give you an idea of your competition. The key to your next step is having the best information possible, and allow you to make the decision as to whether you can afford to sell your Berkeley home.Â
