When you put your Piedmont home on the market, potential buyers are looking for many attractive features that interest them.  However, one of the most attractive things to them is space.  The more space that you can show them, the larger, and more appealing your home can become.  Space and room allows them options--the option to fit in their new furniture, redesign the dining room, or perhaps make a bedroom into an badly needed office.

Your goal, then, should be to present them with an open, uncluttered, visually appealing home, that allows them to envision their things in that space, and encourage them to want to live there. One of my roles as your Piedmont and Oakland real estate agent, is to assist you in carrying out this plan.

When living in your newly purchased home, whether in Berkeley, Oakland or Piedmont, you must always make plans to maintain it.  You want to do this to keep its present value, and hopefully, increase its resale value when it comes time to move on.  Recently we gave you three inexpensive steps to keep your newly purchased home in tip top order.  Here are some addtional very inexpensive maintenance steps that you take that are quite simple, and can be very effective:

When it comes time to consider selling your Piedmont, CA home, you will want to have a realistic expectation as to its value, especially if you need to sell it to purchase another home.  You do not want it to sit on the market for weeks, or even months, because it has not attracted buyers.

Here are a few things that you should do before settling on any firm pricing:

1. Compare and Contrast--With the amazing availability of real estate web sites showing  homes for sale in your area, coupled with a detailed description and picture of each, you should have an excellent overview of what the price range should be for homes in Piedmont, or even nearby Oakland homes.

2. Take a Hard Look At The Facts--While it might be nice to imagine your home bringing…

While it is my job as your Berkeley real estate agent to assist you in selling your Berkeley home, and then find you a new home in a new location, it is also important that we analyze your future plans to make sure that you have a full awareness of all these selling and buying implications, and how they will meet your needs.

Here are some issues we will consider:

1. What Are Your Future Plans For Next 5-10 years?   While no one can predict the sale price of homes in the next few years, some neighborhoods are obviously overpriced, and some are the opposite, and will show a profit if purchased now, rather than later.  If your present or future home will fall into either of these categories, it is important to know that at the outset to make sale or…

When you have finally decided to sell your home, you will be surrounded by all kinds of advice from friends and family as to the best selling price.  Much of this advice is well meaning, but it is not the best source of information to arrive at for this valuable point of information.  Whether your are considering selling a Piedmont home or perhaps an Oakland home, there are three very effective sources that you should use if you want to be assured that you are pricing your home at its best.

1. My Website--www.brucewagg.com--With its comprehesive Multiple Listing sources and search engines, you can search by city, town, price, etc. to see what homes in and around your home are selling for.  It will show you pictures of the houses, and, in most…

When you, as a potential buyer, begin to search for your Piedmont home, you will be given a MLS Property Information Sheet from each of the agents showing each property for sale.  This sheet is a truly valuable source of information for you about the house, and you should take the time to study it at every location before you leave to visit another.

To really use it properly, you should first have a very good sense of the kind of home that you want. Really take the time to write things down.  How many square feet do you need?  How many bedrooms and baths?  What kind of yard is important?  Next, take this information and compare it to the MLS Sheet.  How close are the two parameters?  If they are good, move to the next step.

The next step is to…

Whether you live in an Oakland bungalow, or a large Piedmont mansion, you want your home to have the very best in curb appeal. The good news is that you can make things special, and do it on a budget. The hardest part is stepping away from your home, and seeing it as your neighbor or a future buyer might see it for the first time. That can be a interesting experience. What you see as cozy and cute, might be seen as crowded and small by an outsider.

Here are some inexpensive corrections to improve the approach to your front door

a. Clean up your walkway. Remove weeds between the cracks, level any paving stones.

b. Sweep and rake everywhere, removing all debris under the bushes and plants and in gutters.

c. Pull up all dead plants and outdated,…
